Project: Shoppes of Deerfield
Location: 190 N. Waukegan Road, Deerfield, IL
Highlights:
Neighborhood retail center developed in high traffic commercial corridor.
This 13,100 square foot center includes Panera Bread and Evanston Northwestern Health Care.
Challenges:
Trustee concerns for ingress and egress, particularly during peak a.m. and p.m. traffic periods.
Concerns for adequate parking.
Provide screening for residential subdivision on the opposite side of Waukegan Road.
Solutions:
A cross easement was negotiated with the adjacent restaurant to the north to gain access to the signalized intersection. This facilitated the more difficult northbound egress from the center.
Negotiated long-term parking with service use to the south to provide additional employee parking.
Provided landscape screening of parking field and sloped mansard roof over the pedestrian canopy to shield all roof top mechanical equipment.
