Project: Shoppes of Elmhurst
Location: Southwest Corner of North Ave. and Route 83, Elmhurst, IL
Highlights:
This two-lot commercial subdivision is located in one of the top-ten highest traffic intersections in the state.
First Bank will locate its branch office with drive-through and ATM lanes on one lot.
The second lot includes a drive-through Starbucks, a Jimmy John’s Restaurant, Sport Clips and ATI Physical Therapy.
Challenges and Solutions:
Property was located in the regulatory floodway and was remapped by the state based on engineering studies.
Stormwater variances from DuPage County were required to allow development in the floodplain with underground detention facilities.
Underground contamination required remediation studies and obtaining a No Further Remediation letter from the Illinois EPA.
The land seller was in mortgage foreclosure requiring negotiation and agreements with the underlying lender.
IDOT concerns about ingress at the existing signalized driveway led to installing an additional roadway and access to Route 83.
