Project: Shoppes of Riverwoods

Location: 2001 N. Milwaukee Ave., Riverwoods, IL

Highlights:

New neighborhood retail development expands retail district in the Village of Riverwoods. 

This 30,300 square foot retail center includes Panera Bread, Baja Fresh, Quizno’s, Bank One, Nextel, UPS, Roly Poly and other retail and service uses which cater to the large daytime office population and an underserved residential base.

Challenges:

The property was located in the flood plain fringe of the DesPlaines watershed, with a small wetland area.

Owners in the adjacent residential subdivision of “top bracket” homes had concerns about the loss of trees that buffered homes from busy Milwaukee Avenue.

Access to the signal at the north end of the parcel was privately owned and provided exclusive access to the gated subdivision.

Solutions:

A variance to the Lake County Watershed Ordinance was obtained to allow filling in the floodplain fringe. A detention pond design was created with wetland-type “emergent vegetation” that enhances storm water quality.

Maintained 25’ existing landscape buffer as an extension of the neighbors yard with an eight-foot cedar fence providing added screening and security. The Prairie style sloped roof design, with center flat roof section, visually shields neighbors from all rooftop mechanical equipment and venting. Light poles were lowered and shielded to the neighbors view. More than 100 trees and a reforestation of 175 additional trees were planted on-site and off-site to restore the natural tree canopy.

Access was obtained from the adjacent existing neighborhood retail center to the south improving access and cross synergy for both retail centers. Access provided multiple points of access from both Milwaukee Avenue and Deerfield Road.
